No more starting from scratch
Compliance takes time mostly because it comes at the end of the process: you have to track down the documents, reconstruct the exchanges and write the notes from memory. DeepFlow prepares these items throughout the process. The work that’s left is a review, not a reconstruction.

Tracking lender responses
DeepFlow picks out, from the emails you receive from lenders, the decisions and conditions that concern the file. The status updates at each stage (submitted, conditions, approved) and the conditions are recorded. You track every file without digging through your inbox.
Law 25: the framework in place
In Québec, mortgage brokerage is regulated by the Autorité des marchés financiers (AMF), and your clients’ information is protected by Law 25. DeepFlow acts as a service provider (mandatary): you remain responsible for your clients’ personal information, and DeepFlow processes it only to provide the service to you.
- A written agreement, as provided for in section 18.3 of Law 25, is entered into with each broker.
- Documents and the database are hosted in Canada. Some services are performed outside Canada, under written agreements.
- Data is encrypted at rest and in transit.
- Documents are automatically destroyed about 120 days after they are received.
- Information is never sold or used to train AI models.

What DeepFlow doesn’t do
DeepFlow doesn’t guarantee your compliance and makes no decisions for you. No decision about a person is made exclusively by an automated system: the broker verifies and decides. The goal is more modest, and more useful: for compliance to stop eating up so much time.

Does DeepFlow guarantee that my files are compliant?
No. DeepFlow prepares the documents, the notes and the communication log to reduce the preparation work. The broker verifies, decides and remains responsible for their compliance.
Who is responsible for my clients’ personal information?
The broker. DeepFlow acts as a service provider (mandatary) within the meaning of section 18.3 of Law 25 and processes the information only to provide the service, under a written agreement.
Where is the data hosted?
Documents and the database are hosted in Canada. Some services, such as sending text messages and emails, are performed outside Canada under written agreements.
Is the data used to train an AI?
No. Information is never sold, is not used for any advertising purpose and is not used to train any artificial intelligence model.
