Your mortgage renewals, followed up at the right time
Once the loan is funded, DeepFlow keeps the client in your portfolio and follows up at the moments that matter: as the renewal approaches, when the policy rate moves and on the loan anniversary. You reach the client before their bank does.

In brief
- Renewal reminders, sent as many days ahead as you choose.
- Mortgage break and rate lock-in alerts, based on your threshold.
- Mortgage anniversary messages.
- Automatic Google review request when the file closes.
From closed file to portfolio
At closing, the file becomes a portfolio record: the client’s name, their contact details and the loan terms (lender, amount, rate, renewal date). The documents themselves are not kept. This record is what triggers the follow-ups.
Renewal reminders
You choose how many days before maturity the client should be contacted. The message goes out on its own on the right date. Renewals no longer depend on a calendar reminder or a spreadsheet you have to keep up to date.
Rate movements: two separate automations
When the policy rate moves beyond the threshold you set, DeepFlow identifies the affected clients in your portfolio. There are two cases:
- Rate lock-in, for your variable-rate clients who may want to switch to a fixed rate.
- Mortgage break, for your clients who would benefit from breaking their term to take advantage of lower rates.
These are opportunities tied to rate changes: the client hears from you at the exact moment the question comes up.
Mortgage anniversaries
Every year, on the loan’s anniversary date, the client receives a message from you. It’s a simple touchpoint that keeps the relationship alive between transactions.
The Google review request
When the file closes, the client receives a review request. The link opens the review page directly: they don’t have to look you up on Google.
Your clients stay your clients
Messages are sent on your behalf. Every automated message explains how to opt out: just reply STOP. Your clients remain in your CRM. The portfolio record is kept until you, or the person concerned, ask for it to be deleted.

Frequently asked questions
How long before renewal is the client contacted?
You choose the number of days ahead. The message goes out automatically on the scheduled date.
What happens when the policy rate changes?
If the move exceeds the threshold you set, two automations are triggered: one for rate lock-in for your variable-rate clients, one for a mortgage break for those who could benefit from lower rates.
Can my clients stop receiving the messages?
Yes. Every automated message explains how to opt out: just reply STOP to a text message, or ask the broker.
How does the Google review request work?
When the file closes, the client receives a review request with a link that opens the broker’s Google review page directly.
